Plumbing Inspection Checklist

Pre-inspection:


Discuss any specific plumbing issues the homeowner is experiencing



Ask for the type of piping material (copper, PEX, galvanized steel) used in the house



Inquire about access panels for crawl spaces, attics, or behind fixtures

During inspection:
Water meter


Check for leaks around the water meter body, connections, and curb
stop valve



Verify the meter dial is moving smoothly when the water is
running

Shutoff valves


Ensure all shutoff valves (main, individual fixture) function smoothly



Check for leaks around the valve stem or packing nut when closed

Fixtures and drains


Thoroughly inspect toilets, sinks, floors, showers, and tubs for any
signs of leak



Check roof drains for clogs or debris that may cause water pooling
or leaks

Water supply system


Inspect all visible pipes, fittings, and connections for signs of leaks,
water stains, moisture patches, or mold growth



Look for pinhole leaks (small rust spots) on galvanized pipes



Check for corrosion on exposed pipes, especially around joints



Look for calcium deposits around faucets and valves (possible hard
water issue)



Test water pressure at various points (kitchen faucet, bathroom
faucet, hose bib) using a pressure gauge (ideally 40-60 psi)



Recommend pressure regulator installation if pressure is too high



Investigate potential restrictions if pressure is too low



Test all faucets for proper operation, leaks, and loose handles



Check for cartridge leaks in single-handle faucets (turn off the water
supply and check for drips from the spout)



Verify hot and cold water function correctly (hot on the left, cold on
the right)



Check for mineral buildup on faucet aerators (recommend cleaning
or replacement)



Inspect washing machine hoses and dishwasher hoses for cracks,
bulges, or wear and tear (recommend braided stainless steel hoses)



Recommend hose replacement if older than 5 years old or show
deterioration

Drainage system


Run water through all drains (sinks, showers, tubs, washing machine,
dishwasher) and observe for slow drainage



Listen for gurgling sounds that may indicate a vent system clog



Check for leaks around the base of the toilet, especially where the
flange meets the floor



Check for loose connections at the toilet supply line and shutoff valve



Test the flushing mechanism for proper operation (full and half flush if
applicable)



Look for signs of wear and tear on the flapper valve, fill valve, or flush
valve handle



If accessible, ensure vent pipes are properly connected and terminated
on the roof



Look for debris or blockages

Water heater


Inspect the water heater tank, pressure relief valve discharge pipe,
and T&P valve discharge pipe for leaks



Look for any signs of rust or corrosion on the water heater tank



Check the water heater temperature setting (ensure it’s within a safe
range, typically 120-140°F)



Explain the risks of scalding with higher temperatures



Inquire about the last time the water heater tank was flushed

Post-inspection:
Documentation


Compile a detailed report outlining all findings from the inspection



Include clear descriptions of any issues discovered, including leaks,
corrosion, or faulty components



Note recommendations for repairs or replacements, with estimated
costs for each it



Provide clear explanations for the homeowner regarding the necessity
of repairs



Include high-quality photos of any problem areas for better visualization
